Terms of Service

These Terms of Service ("Terms") govern your use of the website and online ordering services operated by Maple Steel Properties ("we", "us", "our") for home and property services in Greater Sudbury, Ontario and surrounding areas.

By submitting a service request, quote, or payment through our website, you agree to these Terms and to our Privacy Policy and Cancellation & Refunds policy. If you do not agree, do not use our services.


1. Our role

We sell services directly to you. We are your service provider for quoting, pricing, payment, scheduling communication, issue resolution, and service history.

Independent contractors perform the physical work under our direction and standards. You do not contract directly with those contractors for the customer-facing service. We remain responsible to you for the service you purchase from us.

2. Service area

We currently serve addresses in Ontario only, with our primary service area in the Greater Sudbury region. We do not accept requests for addresses outside Ontario.

If your Ontario address is outside our primary service area, we will tell you before you pay. You may still book, but availability and timing are not guaranteed. If we cannot arrange service at your address, we will cancel the order as described in section 2 ("If we cancel") of our Cancellation & Refunds policy.

3. Quotes and pricing

Services may be offered as:

  • Final price — an exact price you may pay immediately;
  • Price range — an estimated range; you pre-authorize the maximum amount on your card; we confirm final pricing after review; you pay the confirmed final amount, or you must approve an increase if it exceeds your authorization; or
  • No estimate / custom request — you describe the job; where enabled, we place a card authorization while we confirm scope and pricing. You are not charged until you accept the final price.

Displayed prices are in Canadian dollars (CAD) unless stated otherwise. Applicable HST is added at checkout as required by law.

Quote answers, photos, and notes you submit become part of the order. Inaccurate information may delay service or change price.

4. Payment

Payments are processed by Stripe. Where offered, eligible final balances may also be paid by Interac e-Transfer.

By paying or authorizing, you authorize us and our payment processor to charge or pre-authorize your selected payment method according to your order type.

For range-priced orders, a pre-authorization hold is not a charge until we capture payment for the confirmed final amount (subject to your authorization limit and approval rules).

For custom service orders with checkout authorization, the hold reserves your request while we confirm scope and pricing. You are not charged until you accept the final price.

5. Access to the property

You agree to provide accurate contact and property information and safe, reasonable access so work can be performed, including:

  • unlocking gates or posting access instructions;
  • moving vehicles, toys, and obstacles from work areas when asked;
  • securing pets; and
  • marking hidden hazards you know about (for example buried cables, wells, uneven gravel, or low fixtures).

We and our contractors are not responsible for damage caused by unmarked hazards or by conditions you did not disclose. If we cannot safely access the property, we may reschedule or cancel under our Cancellation & Refunds policy.

6. Scheduling and service delivery

After payment or authorization, we source and assign a qualified contractor. Expected timing is communicated through your order updates when available.

Weather-dependent services (including snow removal): Timing depends on weather, safety, equipment, routes, and demand. We do not guarantee a specific date, time, arrival window, number of seasonal visits, or same-day response unless we state that in writing for your order.

Seasonal snow contracts typically dispatch when accumulation in your area reaches our configured threshold (commonly about 5 cm). Visit frequency varies with winter conditions.

Seasonal contract term: A seasonal snow contract covers one winter season, which runs from November 1 to April 15. The current season is 2026–27 (November 1, 2026 to April 15, 2027). Your season dates are shown on your quote, at checkout, and on your order.

  • Seasonal quotes are priced for the full season. If you book after the season has started, we may adjust your start date and price for a mid-season start. We will confirm any change with you before service begins.
  • We set the season dates. They cannot be extended or moved at your request, and periods without snowfall or visits do not extend the season. A change to your season dates applies only if we confirm it in writing.
  • Service ends on the season end date. We have no obligation to provide visits, return visits, windrow clearing, or any other service after the season end date, and snowfall after that date is not covered by your contract. You may book a separate one-time visit where we offer one.

City plow windrows: When we clear your driveway, we also clear any bank the city plow has left at the driveway entrance at that time.

  • Seasonal contracts that include driveway clearing also include return visits when a city plow leaves a new bank blocking your driveway entrance after we have cleared it. Return timing follows the same weather and route limits as regular visits.
  • One-time visits cover that single visit only. If the city plows after we leave, a return visit is not included; you can book another visit.
  • Shovel-only service does not include windrow clearing.

Arrival notice and vehicles (snow removal): Your contractor will make a reasonable effort to message you through your order updates at least 30 minutes before arriving, so you can move vehicles and obstacles. Notice depends on weather and route conditions; a missed notice does not cancel the visit.

Contractors do not move customer vehicles. If a vehicle or obstacle is still in the work area when they arrive, they will safely clear as much as they can around it and take photos showing what was blocked. That visit counts as completed. Snow left under or around the vehicle is not cleared on a return trip unless you book and pay for another visit (or, for seasonal contracts, it is cleared at the next scheduled dispatch).

We or the assigned contractor may take photos or short videos of the work area before, during, and after service. Those records are used to verify completion, investigate issues, and operate the business. See our Privacy Policy.

7. Proof of completion and review period

Where required, contractors submit proof of completion. After we notify you that service is complete, you have 72 hours to review the work or report a problem through the link we provide.

That period lets us verify quality before contractor payout. It does not waive rights you have under Ontario consumer protection law.

8. Issues and remediation

Report problems promptly through your review link or our Contact us form. We investigate legitimate issues and may arrange correction, partial credit, a refund, or another resolution, consistent with these Terms, our cancellation policy, and applicable law.

9. Cancellations and refunds

Our Cancellation & Refunds policy is part of these Terms.

10. Acceptable use

You agree not to misuse the website, submit false information, attempt unauthorized access, scrape the site, or interfere with operations. We may refuse or cancel an order that we reasonably believe is fraudulent, unsafe, or outside our capability.

11. Website content

The website, branding, and materials we publish are owned by us or our licensors. You may use the site to request and manage services. You may not copy, scrape, or reuse our content for a competing service without our written permission.

12. Electronic communications

You agree that we may send transactional messages about your order by email (and by phone or SMS if you provide a number), including confirmations, scheduling updates, completion notices, review links, and payment requests.

13. Limitation of liability

To the fullest extent permitted by Ontario law:

  • Services are for residential property maintenance unless we agree otherwise in writing.
  • We are not liable for indirect, incidental, special, or consequential damages, including lost wages, missed appointments, or loss of use of a vehicle or driveway, except where the law does not allow that exclusion.
  • Our total liability for any claim relating to a specific order is limited to the amounts you paid us for that order (excluding amounts already refunded or under active review).
  • For seasonal contracts, we are not responsible for snow, ice, or property conditions, or for any resulting damage, injury, or loss, arising before your season start date or after the season end date.

Nothing in these Terms limits rights that cannot be excluded under the Consumer Protection Act, 2002 (Ontario) or other mandatory law.

14. Events outside our control

We are not responsible for delay or failure caused by weather, road closures, utility outages, labour shortages, payment-network outages, or other events beyond our reasonable control. We will communicate and reschedule or cancel as appropriate.

15. Privacy

Our Privacy Policy explains how we collect and use personal information.

16. Changes

We may update these Terms by posting a revised version on this page. The last-updated date will change. Material changes apply to new orders placed after posting. Existing paid orders stay under the Terms in effect when you paid or authorized, unless a change is required by law.

17. Governing law

These Terms are governed by the laws of Ontario and the federal laws of Canada applicable therein. Courts in Ontario have exclusive jurisdiction, except where mandatory consumer law gives you another forum.

18. General

If a provision is found unenforceable, the rest remains in effect. These Terms, the policies linked from them, and the details of your order are the entire agreement for that order. Our failure to enforce a provision is not a waiver.
